According to Carl Vandergoot, President of the London and St. Thomas Association of Realtors (LSTAR):
"[i]f I were thinking of selling a detached home, now is when I'd put it on the market."
There seems to be less supply of houses for sale than there was even just a few months ago, with the number of new listings in October 2015 being down 14.2% for detached houses and 7.5% for condos, according to the latest LSTAR report.
A lower number of listings on the market means that if you are thinking about putting your house up for sale, now is a great time to list as we may be shifting into a Sellers’ market. The late start to winter is always having an impact, as Buyers have a bit more time to shop before the snow hits and things slow down.
2015 has been an exceptional year for real estate here in London, Ontario. We have seen a record number of house sales throughout the last six months. Things may have been a little shaky in our city (and everywhere) after the global economic crisis, but if this year is any indication, London is definitely moving in the right direction. It feels like we are beyond the “recovery” stage and shifting into growth territory with every day that passes.
Here are some of the highlights over the last six months:
- Best June Ever: 1,109 home sales, up 13% from compared to June 2014.
- Best August Since 2007: the number of homes sold was up 9.4% since August 2014.
- Best September Ever: the number of homes sold was was up 23.2% since September 2014.
I am proud to announce that I have received the President's Gold Award, meaning I was in the top sixth percentile for total sales. In April 2016, I will be celebrating 14 years working as a real estate professional. l am truly honored and excited that this has been my personal best year in real estate and can't wait to see what the next year has in store!
