As we explored in the last blog post, Why Sell With a Local Real Estate Agent? there are also a lot of benefits to using a local real estate agent when it comes to selling your property. But, did  you know that there are a lot of key benefits to using a local agent to purchase real estate? First, let's take a look at what buying with a non-local agent looks like.

Buying With a Non-Local Agent:

When real estate agents from different boards outside of the local market assess a property, they are likely to miss all the details you rely upon them to know, like safe neighbourhoods, least safe neighbourhoods, products used to build the homes, ground type (gravel, watery or sandy) that can affect foundations of certain houses in specific areas. Would you want to risk missing out on a hot, up and coming neighbourhood that is giving great returns and forecast to become the next best thing? Non-local agents may know some basic facts about a city in general, but they don't have all the inside scoop on areas and types of homes that a local agent knows first-hand from having spent years helping buyers and sellers in the city.

For instance, over the years, I've become known for my insider knowledge of all the different neighbourhoods in London, Ontario. I grew up just outside of London and moved to the city in my late teens, so let's just say I have seen this city grow and change over the years! Depending on what you are looking for, I can recommend the best neighbourhoods in London to raise a family, the neighbourhoods that are still a little rough around the edges, and those neighbourhoods, like Old East Village, which are seeing a huge increase in popularity do to the recent revitalization.

Another main benefits is that real estate agents are often connected to other agents from other boards, not only in the province, but across the entire country. We make time to connect (and re-connect) with agents at our annual conferences, and some of us have known each other for many years. If you are looking at real estate outside of the city you're currently residing and want to get in touch with a local agent you can trust, get in touch with your own real estate agent who can connect you to a professional, reliable agent. This is a much better approach than trying to navigate finding a new real estate agent in a city that is unfamiliar to you.
